Dear Mayor and Council,
This letter is to inform you of the excellent meeting we have had with the
residents of Oakdale Ct. on April 24, 2007. During our 2 hours of dialogue, the residents
of Oakdale Ct and Integrity Development Group have been able to identify, discuss, and
address the major concerns that were discussed at previous meetings. Following is a list
of the resident's concerns, and how we have agreed to resolve these issues.
1) Hours of operation - After speaking with many experts in the self storage industry it
has been made clear to us that self storage facilities are by no means a twenty-four hour
operation. In fact, many places limit their hours of business to a ten or twelve hour day.
. Office hours will be 8 AM -- 6 PM
. Storage area access limited to 6 AM - 10 PM
. Access will be controlled by passkey
. No access will be granted until the next morning after closing.
2) Height of buildings -
. We have mirrored our plan, creating a generous setback from the rear of the
homes to our buildings.
3) Blasting-
. Developer agrees to engage a Geo-technical 11nn for sub-surface condition
studies. This is currently underway.
. We will use a professional engineer to determine how much rock is on site and
this information will be made public before building.
. Developers will provide the number of blasts needed to the best of his abilities.
. Developer agrees to a pre-blast meeting to provide details and blasting schedules.
. Times of blasting will be during work days and hours only and residents ,,,,ill be
informed.
. Blasting will be monitored by blasting company and results can be made available
to home owners.
. Blasting company will be licensed and insured. Integrity Development will be
named as an additional insured party on the blasting companies insurance.
Damages that are a direct result of blasting will be handled by a insurance
company.
. If possible through city offIcials, the Fire Marshall will be onsite during blasting.
4) Unused land -
. The unused portion of land will be available for sale to Mr. Doug McDonald,
the contiguous property owner to the east, and the portion around the rear of
the cui-dc-sack will be deeded to the city to use as they see 11t to eliminate the
possibility of access to Oakdale Ct. by any future owners. The piece deeded
to the city will be subject to survey and subdivision requirements.

5) Equipment screening-
· Equipment screening will be installed to mitigate nOlse and to improve
aesthetics.
. HV AC will be decorated at rear with grids on roof of building.
6) Traffic on Oakdale Ct. -
· One of the major revisions on our site plan has been the inclusion of a cul-d-sac
which allows traffic to ingress on our property onto a 28 foot wide two lane road
and egress on our own property as well.
. This completely eliminates the need to exit on Oakdale Ct. which was a major
concern with the residents.
7) Landscape screen -
. With the help of our landscape architect, Rich Deckman of JB+A, we have been
able to select a beautiful array of plantings that will help mitigate any noise
produced by loading and unloading at our site.
· Mr. Deckman has graciously provided a letter to this effect.
· Grounds will be decorated with pre-chosen plant material.
8) Aesthetics of Fencing -
· It was mentioned that one concern was that there would be barbed wire and other
types of fencing that may be considered eye sores.
. To be specific, we will have a beautiful eight foot shadow box privacy fence.
· This fencing by no means will be considered an eye sore.
9) Lighting-
· As recommended by the planning and zoning board, we have taken precautions to
make sure that there is no lighting that will affect the neighbors to the South.
· We will have shielding on our lights and no down lighting in order to make SUl'e
that none of the neighbors have light shining on their property.
10) Fire Protection -
. Building will be constructed of brick, masonry, and stucco.
11) Zoning Change -
. The zoning change will be site-specific and will be limited to this use.
We are confident that this addresses all issues that have arisen since our last
meeting. We are certain of your support, and the support of the local home owners, and
we ask that you vote favorably at our next Mayor and Council meeting on May 7, 2007.
