RE: Village Pavilion — Smyrna Deli
BACKROUND
The Village Pavilion is located in Downtown Design District One (DDD-1) of the Urban Design
District. All developments in this portion of the City must be reviewed and approved by the
Urban Design Commission of the Downtown Development Authority (DDA).
The Smyrna Deli is seeking to expand the copy area of the existing free-standing sign along
Atlanta Road. Although the expanded sign will not exceed the maximum area permitted by the
Sign Ordinance, it still must -be reviewed and approved by the Urban Design Commission.
ANALYSIS
The Village Pavilion site encompasses approximately three acres. According to Table 1 of the
City's Sign Ordinance, the existing free-standing sign for this development is permitted to have
a maximum copy area of 120 square feet. The sign currently contains 73.5 square feet of
copy area.
The Smyrna Deli is proposing to add sign cabinet to the top of the existing sign with a total
copy area of 17 square feet (see Figure 1). Based upon a letter dated October 15, 2002,
Thomas Enterprises, Inc. has authorized the Smyrna Deli to apply for the expansion of the
sign.
STAFF COMMENTS -
The combined area of the existing sign with a new sign panel will measure approximately 90.5
square feet which is in accord with the Sign Ordinance. Approval of the additional sign panel
will help to provide adequate advertising for Smyrna Deli without adding a new free-standing
sign. Staff recommends approval the additional sign cabinet provided the final design matches
the plans submitted.
