08-23-1976 Regular Meeting54 August 23, 1976 The scheduled meeting of the City of Smyrna Planning Commission was held at City Hall, August 23, 1976,,and called to order at 5:30 o'clock P.M. by Chairman Al Brooke. Also present was Jack Strickland,Tom Corso, Sam Owens, Allen Potter, Richard DeBord and Anita Greathouse. Mr. Jack Miles was absent. The first order of business was a request from Jesse E. Wood, Jr. to rezone Church Street property located in Land Lot 450 from R-15 to RM-12. Property being described as follows: All that tract or parcel of land lying and being in Land Lot 450 of the 17th District, 2nd Section, Cobb County, Georgia, and in the City of Smyrna, and being Subdivision Lots 100, 101, 102 and 79 feet off the east side of lot 103 of the Reed and Walker Subdivision as per survey made for Atlanta Land Auction Sale Company, and being more particularly described as follows. BEGINNING at an iron stake at the southeast corner of Land Lot 450; thence west, along the south Land Lot line of said Land Lot 450, a distance of three hundred seventy-nine (379) feet to a point located seventy-nine (79) feet west of the southeast corner of said Subdivision Lot 103; thence north a distance of three hundred thirty (330) feet to the south side of Church Street; thence east, along the south side of Church Street, a distance of three hundred seventy-nine (379) feet to the east Land Lot line of said Land Lot 450; thence south, along the east Land Lot line, a distance of threeyhundred thirty (330) feet to the point of BEGINNING. Mr. Wood was present and stated he wanted to build one, seven unit apartment building. He also stated that he would be living in one of the basement apartments. After some discussion the Commission asked Mr.,Wood if he would change his request from RM-12 to RM-10 and he agreed to do so. After further discussion Richard DeBord made a motion to recommend to Mayor and Council this request be denied. The reasons for this motion were as follows: (1) This would not conform to the future land use map, which shows this to be a Low -Density area. (2) Church Street is a minor thoroughfare and there are no plans for future widening. (3) The traffic condition is already bad because of the narrow street and this would make it worse. The second order of business was an informal discussion on future changes in The City of Smyrna Zoning Ordinance. Mr. Tim McGarry of Kidd and Associates was present to discuss some of the problems. Mr. McGarry agreed to get some of his ideas typed up and copies sent to the Commission in about 3 weeks. The Commission also agreed to get some of their ideas together and discuss them and Mr. McGarry's ideas at the next zoning meeting. After the commission has combined all ideas they will call a meeting with Mr.McGarry. The third order of business was discussion on Mr. David Crowson's proposed Subdivision Plat. There was no one present to represent Mr. Crowson. 55 After some discussion Tom Corso made a motion to table Mr. Crowson's request until further information is submitted. (1) They need to know if the flood area shown on the plat is the 100 year flood plain. (2) Is this property in the City of Smyrna. (3) They also need to know what is on the 18 acres behind the proposed subdivision. Vote on the motion was unanimous. The meeting was adjourned at 7:45 P.M. 4�e� Al Brooke , Chairman
