01-27-1975 Regular Meeting24 January 27, 1975 THOSE PRESENT C. E. Camp Joe McHarg Sam Owens Jack Miles Al Brooke Anita Greathouse THOSE ABSENT The scheduled meeting of. the City of Smyrna Planning Commission was held at City Hall, January 27, 1975 , and called to order at 7:30 o'clock P. M. by Chairman Al Brooke. L. A. PHILLIPS The first order of business to come before the Planning Commission was that of L. A. Phillips , Land Lot 344 & 377 , So. Cobb Lane, request to change zoning from 0. I. to G. C. . Mr. & Mrs. L. A. Phillips were both present. Mr. Phillips stated his desire was to be able to use the back of his lot for parking his trucks. He also stated he was having an 8' fence put up to serve as a buffer. The Planning Commissions interpretation of the 0, I. zoning does allow this type of parking. Mr. Phillips further stated his only wish was to be able to continue to operate as present,and ifr• 0. I. is proper he wished to withdraw his petition. After Discussion, the Planning And Zoning Board did not take any action because they believe his present use of. the property conforms with and falls within the 0. 1. catagory. H.A. WILLIAMS & EINA MAE ENGLAND The second order of business to come before the Planning Commission was that of H. A. Williams & Edna Mae England , Land Lot 521 , Puller st. property request to change zoning from R-15 to L. C. . Both Mr. Williams and Mrs. England were present. Mr. Bowman from 1241 Powder Springs St. was also present to oppose commercial zoning for this piece of property. After discussion Chuck Camp made a motion to table any action and report to Mayor and Council. Therefore the Planning & Zonning Commission has tabled the above for the following reasons. (1) No petitionc:.was presented by the current owner (2) nor did the owner join in with the petitioners. (3) No site plan was submitted for L. C. '(4) Puller St. is only 12' in width and would not be able to carry any of this type of traffic, but if rezoned it should hold a restriction that the 4 25 ingress and egress be on Powder Springs St. Vote on the motion was unanimous. After discussion on the Zoning Ordinance the following is submitted Request Mayor and Council approval and if approved , recommend and initiate the following changes in Zoning Ordinance of the City of Smyrna, Georgia , as inacted on the 1st day of March 1974. Amend Article XV Section 1508 To add after the last sentence "This provision shall not apply to property designated F.C. (Future Commercial) under Article VI Section 601 and Article VII Section 708 Future Commercial District under this ordinance." Amend Article VII, Use Provisions, Section 709.6 (1) To add after the word chiropractor the words "Dental Labs" Amend Article XIII Section 1306 To add after the last sentence thereof _ "Nothing contained herein shall requi-re a user to comply with minimum set back or side yard requierments for use of an existing structure". The Planning and Zoning Commission has agreed that there first study, would be on the Zoning Ordinance. Therefore each member plans to study and be able to discuss at the next meeting.
